Each time it rains, we get several phone calls from Broward homeowners with windows that are leaking heavily. Most often, when we arrive and inspect the windows, the window leak source is usually originating from the perimeter caulking around the window frame.

This PGT mulled picture shows signs of interior water leak damage. The degraded caulking looks like a tub. The tile caulking is not meant for exterior use. The caulking has been wet too long therefore resulting in absorbed water. This causes a mold breeding ground. With the proper exterior sealant, caulking break down will not happen.

Now what do we do about it?

Wet sealant lines detach from the window frame and the stucco resulting in a window problem. Water leaks into the wall and under the paint resulting in long dry times. If it stays wet it grows mold. Why does my window have mold on it?

The caulking sealant was not applied properly. It is not premium caulking that was used. Don’t freak out if you do see mold on your window. Sometimes the season can even cause this and it is totally normal to call a window repair company to come out and perform some maintenance for you. Therefore when you do get a nice set of windows, make sure to always maintain them properly in other words be responsible.

Will the mold disappear when it dries?

It will take a very long time for it to fix. Seal it back up after it dries. Windows are dirty. Make sure you have a repair agreement with a window company in other words give us a call soon.

Rotten Window Sash on wood casement window repaired in Fort Lauderdale. Weather Shield is a premium high end brand for hurricane impact windows and doors. The beauty of these products is the design of having the exterior of aluminum with a durable exterior paint. On the interior, you have wood frames and window sash panel surfaces that can be of several wood species and wood finishes. These windows perform very well and last a long time if serviced on a regular basis. This casement window sash shows signs that it was out of adjustment and therefore did not seat against the weather stripping properly. Water that was supposed to weep out an evacuate, was trapped longer that it should have been causing the rotten window sash to decay. The casement hinge was also out of adjustment causing the sash to drag at the bottom on the frame. This could have been noticed and repaired easily before it got to this point. How do I open my window that is stuck shut?

If it is a casement window, it is either out of adjustment or the casement operator needs to be replaced. Either way, we can fix it usually during a service call.

The wood on my window is very soft. Is that Rot?

Most likely it is. You can poke around with a ball point pen and see how far it goes into the wood. If it goes in easily, you have rotten wood that should be addressed.

Do I need to replace the entire glass panel if it is rotten?

Absolutely not. If the damage is just rotten wood, we can repair it “good as new” and save you a considerable amount of money

Water leak damage on the interior drywall and wood flooring caused by inferior caulking on the exterior windows and mullions. The leak was a slow leak that caused the interior water leak damage over several months in the rainy season. The cause of this window leak as due to the installation not putting a bead of sealant on the backside of the window flange. Most manufacturers have in their installation procedure manuals, to put a line of caulking around the entire back side of the window frame. The squeeze out of caulking seals the frame into the wood bucks and mullion tubes. This also causes a little bit of extra clean up to make the window installation presentable. We have seen many installations where the installer skipped this step and installed it dry. This acts like a second line of leak defense if the exterior caulking should fail. Water can seep passed the sealant line slowly or pour in depending on the exterior caulking applied. If there may be leaks in your windows, trust your intuition and call for repairs. The cost of leak repairs are far less than the repair bill to fix the damage that it can cause.

How do I know if the window installer back sealed my windows?

You can tell by taking a business card and inserting into the gap between the mulled windows. It should not be able to slide in easily.

Does the windows have to be removed to seal this?

No. This can be done by “pushing” sealant deep into the crack and fill the voids from the exterior. If done properly, caulking will fill the voids.

It just rained. Can this be repaired while it is wet?

We can repair it as long as we have a few hours to dry it out and apply the sealant. Sealants we use will cure to touch in an hour and fully cure in 24 hours.
