Sliding Glass Door Leaks and how to repair them.

Sliding Glass Door leaks is most common. People do not apply sealant properly. Sealants is applied to the anchors located on the track sill. There is not any sealant at all when we look. The installer should prime the anchor hole with sealant first, then tighten the tapcon anchor so that it seats to the frame.

Leaks can form and do happen all the time.

The sealant attaches itself to the anchor and the frame track sill when its to tight. Water will not be able to penetrate the tiny gap between the anchor and sill.. This is the proper way that it should be done. Avoid all leaks at all costs resulting in your happiness with the task.

The wrong way of doing things. We see this all the time.

What we commonly find is that the installer has installed the tapcon without priming the hole with sealant. Instead, they just put in the tapcon in the hole dry, then smear silicone over the tops of the anchors and frame afterwards.  This is just not the way it should be done. it will certainly leak in the future.

It is a process to fix the leaks.

The first thing we do when we discover this on a sliding glass door leak repair job, is to take every thing off. The anchors and the sealant. Once we remove these, we clean the entire track and get rid of all the sealants that ere applied at intallation.  Now that the track is clean, we drill the screw holes and prime them with acryl-r sealant. we install the tapcons so that they embed into the sealant bed to seat into the hole. after the tapcons are installed, we seal the frame jamb/ sill connections. If the stucco looks good and there are not any repairs needed, we install the panels.

First thing w do is to remove the sliding panels and see what condition the patio door wheel is in. Most of the time we can free up the wheels with removing  the hair and stuff that gets wrapped around the wheel. After that, we spray a cleaner to penetrate deep into the wheel and bearings, then lubricate it with a dry lubricant. If the wheels work, we move on to step 2. We then inspect the bottom track here the wheels roll on. if there are any dents or flt spots on the track, it must be fit with a track sleeve to cover and bridge the track to repair the damage. When the track is ready, we re-install the panels and then adjust the panels to ride above the track and not scrap the bottom. If all goes well, we then adjust the lock and locking plates. Most of the repairs we make do not need any replacement parts. The bottom roller wheels are made to take a lot of abuse over the years and seldom fail.

 

Why doesn’t my patio door roll anymore?

My door rolls ok. Why does it screech when I open it?

Sounds like it i dragging on the track. I may just need and adjustment.

When I lock my patio door, you can still move the panel side to side. Is this a security issue i should be concerned with?

Yes. When the patio door is locked and adjusted properly it should have very little side to side movement.
